S-01 · For buyers
Full home inspection
The standard pre-purchase inspection. We check every accessible system, top to bottom, and tell you what’s working, what to watch and what needs fixing before you close.

S-02 · For sellers
Pre-listing inspection
Know what a buyer’s inspector will find before you list. Fix what matters, price with confidence and avoid surprises that stall a sale.

S-03 · For new builds
New construction
New doesn’t mean perfect. We check the work at each stage, while problems are still easy and cheap for the builder to fix.
- Phase 01 Foundation Forms, rebar and drainage, before the pour.
- Phase 02 Pre-drywall Framing, rough electrical, plumbing and HVAC, while the walls are open.
- Phase 03 Final walk-through A full inspection before you close, with a punch list for the builder.
- Phase 04 11-month warranty Catch settling and defects before the builder’s warranty runs out.

Radon testing
A continuous monitor runs for 48 hours. Results are added to your report.

Sewer scope
A camera down the main line finds roots, breaks and sags. Video included.

Mold / air sampling
Air samples sent to a lab when there are signs of moisture or odor.

Re-inspection
We come back to confirm agreed repairs were done before you close.
Not included
A home inspection is visual and non-invasive. We don’t open walls, move furniture, check code compliance or inspect for pests unless you add a specialist service. We’ll tell you when something needs a closer look.
